Etobicoke Retail Shell: Commercial Boarding, Level 4 Finish & ProMar Seal

By Bottega Painting & Finishes — Toronto

Starting from a gutted Lake Shore commercial shell framed by 1&Co, partitions received condition-matched CGC UltraLight Pro, Mold Tough, and 5/8 in. Type X Firecode boards. Seams were finished with a custom CGC Sheetrock 90 and all-purpose base blend, skimmed with machine-grade compound, power-sanded to continuous planes, caulked at interior corners, and sealed with Sherwin-Williams ProMar primer—delivering a paint-ready retail and washroom envelope.

Taking over after 1&Co completed the structural framing, our crew handled the complete drywall boarding, taping, compounding, and priming scope across complex corridor runs, bulkheads, and masonry openings. After hanging and trimming the gypsum panels, we embedded paper tape and corner beads along every transition. To build strong, low-shrinkage seams with optimal workability, we ran two fill coats using a custom blend of CGC Sheetrock 90 setting-type drywall compound and ready-mixed all-purpose compound (Red Box), topped with a tight skim coat of machine-grade finishing compound (Yellow Box). Surfaces were machine- and pole-sanded under work lighting, interior corners were detailed with paintable acrylic caulk, and the entire substrate was sealed with Sherwin-Williams ProMar 200 Primer and point-up touch-ups for a dead-flat, paint-ready handoff.

The work

  • Clean drywall boarding and bead detailing around exposed brick openings, long corridors, and ceiling bulkheads.
  • Two fill coats blending CGC Sheetrock 90 setting-type compound with ready-mixed all-purpose mud for superior bond, minimal shrinkage, and crack resistance.
  • Final coat of Yellow Box machine finishing mud, leveled with powered and pole sanders under critical work lighting.
  • Full perimeter and interior angle sealing with paintable acrylic gap filler prior to priming.
  • High-build drywall primer-sealer followed by targeted spot-skimming and touch-ups for a uniform, paint-ready substrate.

Step by step

  1. 1

    Initial Site Conditions

Baseline site documentation capturing existing layouts, unfinished corridors, and rough masonry openings prior to our scope of work.

  2. 2

    Structural Framing Inspection

Reference documentation of the wood and steel framing completed by 1&co contractors, inspected for alignment and readiness ahead of boarding.

  3. 3

    Drywall Boarding & Bead Installation

Gypsum boards were hung, fastened, and trimmed across walls, bulkheads, and brick openings, followed by paper tape and corner bead installation along all transitions.

  4. 4

    Compounding, Skimming & Machine Sanding

Taped seams received two fill coats blending CGC Sheetrock 90 setting-type drywall compound with ready-mixed all-purpose compound, followed by a skim coat of machine-grade finishing compound. Surfaces and upper corners were then machine- and pole-sanded until flat and continuous under work lighting.

  5. 5

Acrylic Corner Sealing & ProMar Priming

Prior to priming, all interior corners and perimeter transitions were sealed with paintable acrylic caulk for crisp, crack-resistant lines. Sherwin-Williams ProMar 200 Zero VOC Primer was then applied across all surfaces to seal the fresh drywall, equalize porosity, and reveal any minor imperfections under raking light.

  6. 6

    Point-Up & Final Surface Prep

Highlighted pinholes and minor surface marks were spot-skimmed, lightly hand-sanded, and re-primed to deliver a uniform, paint-ready finish.
